NOTICE – ANNUAL MEETING AND ELECTION OF BOARD MEMBERS

The Annual Board Meeting and Election of Board Members is scheduled for December 14, 2020 at 7:00 PM.  The primary purpose of this meeting is to elect three homeowners to replace three Board members that will have completed their two-year term.  According to the Association Bylaws, Section 6.3, Election and Term of Office, those elected will serve for a two-year term.

Annual Meeting.  The Annual Meeting will start at 7:00 pm.  The agenda for the meeting can be viewed at Annual Meeting & Election of Board Members Agenda.

Fourth Amendment to the Declaration of Covenants, Conditions and Restrictions for Lewes Crossin
 

The recent amendment approved by the homeowners last week has been recorded with the Sussex County Recorder of Deeds, and is now official!  You may access this document by clicking Fourth Amendment to the Declaration.

Once again, the Board would like to thank the Lewes Crossing Architectural Review Committee, the many homeowners who participated in this process, providing invaluable input to the Board and campaigning to get out the vote, and Premier.  We could not have done this without all of you.

Last Fertilization Treatment Information
 
Herker will begin the last fertilization treatment(granular fertilization with no weed killer) November 23, 24, and 25 (weather pending).  If you want to be added to the Do Not Fertilize list please (Click here) by 8am on November 20.

Stormwater Management Ponds

We want to remind homeowners that stormwater management ponds should not be disturbed.  The ponds are designed in accordance with the State of Delaware regulations to provide effective stormwater management.  Individual homeowners should not be taking it on themselves to alter the ponds – specific expertise is required so that the pond ecosystem is not disrupted.  Only the stormwater management contractor may make any changes to or maintain the dry and wet ponds and related ecosystems.

Please do not cut or remove any vegetation.  This is considered a violation of the rules, and will subject the homeowner to assessment of a fine and remediation costs in accordance with the Violation and Fine Policy.

LEWES CROSSING PROPERTY OWNERS ASSOCIATION, INC. NOTICE – ELECTION OF BOARD MEMBERS

The Annual Board Meeting and Election of Board Members is scheduled for December 14, 2020 at 7:00 PM.  The primary purpose of this meeting is to elect three homeowners to replace three Board members that will have completed their two-year term.  According to the Association Bylaws, Section 6.3, Election and Term of Office, those elected will serve for a two-year term.

Nominations are open from November 3, 2020, 9:00 am and will remain open through December 4, 2020, 4:00 pm.  Homeowners may nominate themselves or another Lewes Crossing homeowner of record, provided that the nominated homeowner is willing to accept the nomination.

Follow-up Community Inspection

As a homeowner in Lewes Crossing, you are part of a Property Owners Association (POA) controlled community, and it is important that you are familiar with and abide by the POA requirements.  Some homeowners, especially those without prior experience living in a POA community, may find some of the requirements burdensome.  However, the requirements exist to help assure that Lewes Crossing remains a desirable place to live and that your homes retain or increase their value over time.  This can only happen if homeowners abide by the requirements and the volunteer leaders of the POA enforce them as necessary. 

Last month, homeowners were informed that, in conjunction with a recent inspection of Lewes Crossing, an audit was conducted of architectural modification applications that had been submitted and approved.  As part of this inspection and audit, it was noted that a number of homeowners have made changes to their lots without submitting an application, or have made changes that were not in accordance with what was approved.  Homeowners were encouraged to contact Premier if they have made modifications to their lot, but were not sure if these conform to the Declaration and the application process. 

On Thursday, November 5, 2020, Premier will be conducting a follow-up inspection of the community for compliance with the Declaration, focusing on the architectural and design guidelines.  Homeowners who are not in compliance with the Declaration, including obtaining LCARC approval prior to making modifications, will receive violation notices directing them to address any violations.

REMINDER- Trimming to begin November 10
 
Herker will begin trimming homeowner plantings November 10 and November 11 (weather pending).  If you want to be added to the Do Not Trim list please (Click here) by 8am on November 9.
